In short: Moving out for the duration of a renovation pays off when you can no longer cook, wash or work at home. When It Pays to Move Out

Not every renovation forces you out of your home. With the painting of a single room you can stay; with a new bathroom and kitchen you usually cannot. One approach works in every case: ask whether you can still sleep, cook, wash and work in the apartment. If at least two of those are impossible, moving out usually pays off.

Type of workCan you stay in the apartment? Why
Painting one or two roomsUsually yesThe kitchen and bathroom keep working; you just need to air the rooms and cover the furniture.
Replacing the floorRather notFurniture gets moved, rooms are off limits for days and dust spreads through the whole apartment.
New bathroom or bathroom coreUsually notYou have nowhere to wash or use the toilet.
New kitchen and pipeworkUsually notYou have nowhere to cook, and the water and electricity get switched off.
Knocking down partition walls, chasing channels for wiringNoNoise and dust are at their highest all day long.

The table is our own assessment based on common working practice, not a measurement, so in your particular apartment the scope and condition of the flat will decide. According to the housing magazine of Nehnuteľnosti.sk, a renovation by a single firm usually takes 2 to 6 weeks, and chasing new wiring into panel-block walls is, in its words, very dusty and noisy work.[1] That is exactly the span a single apartment booking can cover.

Think of your neighbours too. According to a legal advice service, an owner may not disturb neighbours with noise and dust beyond what is reasonable, and work on a weekday during working hours, with no noise after 10 p.m. or as set by the house rules, usually holds up.[2] Check the exact hours in your building's house rules, as we cannot determine them for you.

How to Choose the Length of Your Stay

People most often get the length of the stay wrong, not the choice of apartment. The contractor's schedule says when the work should end, but construction deadlines can slip. So book according to the schedule and add a buffer for delays, for example a few extra days if your budget allows.

When deciding between a one-week and a one-month stay, this difference helps:

A longer stay requires neither a yearly contract nor a large deposit; you can read more on the page about long-term accommodation in Bratislava. There is also a safeguard against surprises: the apartment may be taken after your booking ends, so decide on an extension as early as possible and do not leave it to the last day.

What to Look for in an Apartment on a Longer Stay

In a hotel room you have nowhere to cook or do laundry, which quickly shows over several weeks. For accommodation during a renovation, ask about five things that decide whether you can stand it for a whole month.

Your own kitchenDuring a renovation you are without your own, so you need a replacement. On the apartment's page, in the Kitchen section.
Washing machineAfter dusty days laundry piles up, and in a hotel you would pay for every wash. The Bathroom or Laundry and cleanliness section.
Wi-Fi for workIf you work from home, you will not be able to do so at home during the building work.Free Wi-Fi is listed for all seven apartments in Bratislava.
ParkingOn a longer stay, paying for a parking zone in a big city adds up quickly. The Parking section; note whether the space is reserved.

Which Apartment for Which Situation

Floor areas, capacities, washing machines and parking are taken from the individual apartment pages. Where a washing machine is listed we write yes; where it is not, we say it is missing on the page, so that you do not have to assume anything.

ApartmentFloor area, guestsWashing machineParking
ROVAO, Rovinka17 m², 1 to 2 guestsyesown space P1 in the underground garage
FIAOR, Petržalka35 m², 1 to 2 guestsnot listed on the page (there is a drying rack)private parking at the building's exit
BRIS, Prístavná40 m², 1 to 2 guestsyesreserved space P03 in front of the entrance
SADBA, Ivánska cesta40 m², 1 to 4 guestsnot listed on the page (there is a drying rack)guarded complex behind a barrier
LUCAO, Dúbravka55 m², 1 to 4 guestsyespublic car park by the building, spaces not reserved
CASTE, Zámocká55 m², 1 to 4 guestsyesown garage in the building
BAGRA, Dúbravka65 m², 1 to 4 guestsyespublic street parking by the building, spaces not reserved

One person or a couple: ROVAO, FIAOR or BRIS will do. ROVAO is only 17 m², but it has a washing machine and a garage, while BRIS and FIAOR are roomier. A family or three to four colleagues: the larger apartments for 1 to 4 guests, that is LUCAO, BAGRA, CASTE or SADBA, where the monthly cost is split between more people. A work corner: CASTE lists a desk in the bedroom.

One difference to watch with parking. At LUCAO and BAGRA you park in public spaces that are not reserved, so nobody can guarantee you a free space in the evening. If you need your car always in the same place, ROVAO, CASTE, BRIS or FIAOR are better suited. More in the article Parking in Bratislava.

Two rules apply in all apartments: pets are not allowed, and quiet hours run from 10 p.m. to 6 a.m. If you have a dog or a cat, sort that out before booking, otherwise you would run into trouble on arrival, exactly when you can least afford it.

Step by Step

  1. Ask for the work schedule. Find out from the contractor in which week demolition starts, when the water gets switched off and when the work is expected to finish.
  2. Pick the days when you cannot live there. Sometimes it is enough to leave just for the worst weeks, not for the whole renovation.
  3. Count people and cars. Based on the number of guests and the parking in the table above, choose the two apartments that come into consideration.
  4. Check the calendar. In the availability overview or on the apartment's page you can see whether your dates are free and what a night costs.
  5. For a month or more, write to us. Send your dates and the number of guests and we will prepare a discounted offer. We issue an invoice to a company for the whole stay, also month by month.
  6. Add a buffer. If you count on an exact day, you risk ending up without a place to live when the work drags on.
  7. Plan the move. You arrive from 3 p.m. and leave by 10 a.m., entry is via a key box and you receive instructions on the day of arrival. See how self check-in works.

Frequently Asked Questions (FAQ)

Where to stay during an apartment renovation in Bratislava?

For a renovation lasting a few weeks up to a month, the best choice is a furnished apartment with its own kitchen, a washing machine, Wi-Fi and parking, where you can move in with just your personal belongings. The right one depends on how many of you there are and whether you have a car: a smaller flat is enough for one person, while a family or three colleagues will want a two-room one. For stays of a month or longer we prepare a tailor-made discounted offer.

When does it pay to move out of your apartment during a renovation?

Moving out pays off when the kitchen, bathroom or pipework and wiring are being replaced, when there is demolition and sanding, or when you have nowhere to cook and wash at home. For a small job such as painting one room, you can usually stay and just air the place. What matters is whether you can still sleep, cook, work and move around safely in the apartment.

How long should I book for if the renovation may overrun?

Plan the length according to the contractor's schedule and add a buffer for delays. A booking in the apartment's calendar is made for specific dates, so if the work drags on, arrange an extension as early as possible, because the apartment may be taken after your dates. For longer stays it is worth writing to us in advance and agreeing the length together with a buffer.

Can I cook and do laundry in the apartment on a longer stay?

Yes, every one of our Bratislava apartments has an equipped kitchen and free Wi-Fi. An automatic washing machine is listed for the LUCAO, BAGRA, BRIS, ROVAO and CASTE apartments, while for SADBA and FIAOR the page mentions only a clothes drying rack. If laundry matters to you, choose one of the first five.

How much does accommodation during an apartment renovation cost?

We do not publish a flat price, because the cost depends on the apartment, the dates and the length of stay. You can see the nightly rate for specific dates in the calendar on the apartment's page. For stays of a month or longer we prepare a tailor-made discounted offer: just send us your dates and the number of guests.

Conclusion

A renovation is least stressful when you know in advance where you will live and for how long. If you choose an apartment according to the number of people, the car and the washing machine, and book with a buffer, a demanding period becomes just a matter of organisation. Take a look at all 8 apartments and choose the one that fits your situation.
